Nicer waterfront seasonal rental homes in SWFL are pretty much booked up for winter months of 2015, and rental demand is growing. The early, cold winter this year will increase the desire to spend time in Florida's warmer weather during the next five months. The seasonal management companies that handle our client's waterfront rental homes advise us that they are fully booked through season of 2015, with some reservations already for 2016.

As Baby Boomers plan for retirement and purchase homes for future living in SWFL (in great part to buy before prices escalate much more), there will be an increase in seasonal home inventory, but this will be off-set by continued demand by northerners and foreigners to vacation in the Sunshine State. Allegiant Air Expanding Routes to Punta Gorda
 

allegiant.jpgAllegiant Air is adding Indianapolis and Pittsburgh to their expanding low-cost flight routes to/from Charlotte County Airport. These two non-stop routes will begin approximately February 11 with introductory one-way rates of $75, and will have four flights weekly. Sue: I've flown in and out of the Punta Gorda Airport many times and I love the low stress experience. Since the airport is so small you don't have to deal with the hustle and bustle you find in the larger venues and you don't have to show up at the airport two hours in advance of your scheduled flight. The less stress involved in flying these days, the better.

Major Upcoming Developments in Cape Coral
The Resort at Tranquility Lake: A "five-star", luxury resort for class A-motor coach owners, will break ground next year on Burnt Store Rd and Durden Pkwy. These "condos on wheels" cost between $400,000 and $2.5 million. Motor home parks are not always welcome in nicer communities, but this luxury park will be a welcome economic boon to the city.
 
Sam's Club, Culvers:  Sam's Club at 814 Pine Island Road, Cape Coral, is hiring 170 employees and is scheduled to open by the end of January. Culvers, which opened a successful franchise store at Cape Coral Pkwy and Del Prado a few months ago, will open a second restaurant in the Sam's Club Plaza.
 
New Lee Memorial Health Care Facility: Five acres have been purchased at the corner of Veterans Pkwy and Surfside Blvd., with the grand opening scheduled for August 2015.  This outpatient medical facility will include primary care providers, radiology, X-ray, breast cancer and lab draw services.
 
Bella Vista at Kismet Lakes: 28 estate homes on half-acre lots will occupy 59 acres enhanced with spring-fed lakes and nature trails for walking, biking and running. Developers will allow home buyers to trade in their old homes as a down payment on their new homes at Bella Vista.
 

kayak.jpgInternational Paddle Sport Facility:  A $22.5 million project coming to a 12-acre site just north of SunSplash Park. The South Florida Canoe and Kayak Club will train youth and adults in the international sport of canoeing and kayaking, as well as other water sports. The facility will include a boat house, physical therapy and weight rooms specific to water sports, locker rooms, a 250-capacity conference room, a yoga studio, and visiting athlete housing.The city is having talks with the U.S. Olympic Committee to offer training facilities to Olympic athletes.

Tom: these are just a few of the many new developments coming to Cape Coral, which will add numerous jobs, significant tax revenue and other economic benefits to the city. All indications are that the Cape has rebounded nicely from the economic slump following the "Great Recession".

New Florida Residents: File for Homestead Exemption by March 1, 2015
 
If you purchased a Florida home in 2014, and will be full-time residents, don't forget to file your Homestead Exemption with the Assessors Office. This will enable to you to begin receiving Homestead benefits in tax year 2015. A letter of instruction and application form may be obtained by visiting www.leepa.org. Applications must be postmarked no later than midnight, March 1of the year in which you qualify for exemption. We'll send another reminder in Feb.

Edison - Ford Holiday Nights Open Through Jan 2nd
 

untitled jpeg.jpgThe 39 th Annual Edison Ford Holiday Nights in Fort Myers opened on Nov 28 and will run until Jan 2nd. It has become a "must see" holiday tradition in Southwest Florida. During the holidays the homes and gardens of the Edison and Ford estates are decorated with millions of lights and historic decorations. Visitors will enjoy nightly entertainment, holiday tradition tours and on select night nights, Santa visits and Clydesdale horse and wagon rides.

Because of the spectacular decorations and holiday activities overlooking the Caloosahatchee River, USA Today selected Edison Ford Holiday Nights as one of "Top Ten Historic Holiday Sites" in the nation, along with the White House, Mount Vernon and the Biltmore Estate.

Facts & Stats for the Month
 
* Fla. Drops to No 2....and it's great news:  Florida is no longer at the top of the list for foreclosures, according to Realty Trac. Maryland wrestled the dubious distinction from the Sunshine State in October. In October, Florida's foreclosure rate was down 25% from October 2013, and marked the 15th consecutive monthly decrease. Tom: I look forward to the day when our state drops out of the top ten in foreclosures. In this unenviable category being #1 is definitely not a good thing.
 
* Lee County Unemployment Drops: The unemployment rate in Lee County for October dropped to 5.7%. the lowest rate in several years. The rate was down from 6.1% a month earlier, and 6.7% a year earlier. Unemployment also dropped significantly in Collier and Charlotte Counties. Tom: Southwest Florida has a severe shortage of construction workers, causing higher new home prices and longer build-out times.
 
* Hurricane Season Ends - Florida Goes 9 straight years without one: November 30th marks the official end of hurricane season. This will be the 9th consecutive year that the Sunshine State went without a major storm, and let's hope for 9 more. However, we can be sure that come next June the National Meteorological Service will predict catastrophic storms will pound the U.S. during next year's hurricane season
 
* Buying After A Short Sale? The Wait Just got Longer: A few months ago Fannie Mae changed their guidelines for qualifying for a new loan if you went through a short sale. The waiting period was increased from two years to four years. Credit unions and community banks do not always follow Fannie Mae guidelines and will often look past your credit score and evaluate your overall situation. They take into account other factors such as income, savings, job history and whether the short sale was an isolated event caused by circumstances outside your control.
